Saratoga Springs, New York Lodging at The Springwater Bed & Breakfast
Our Upstate New York bed and breakfast consists of five guest rooms named after some of the local mineral springs. They are furnished simply and beautifully with oriental rugs and a combination of antiques and comfortable newly made pieces. All guest rooms offer:
- Private tile and marble bathrooms
- Fireplaces
- Individual climate control
- Flat-screen televisions
- Complimentary wireless Internet access
- Hair dryers
- In-room refrigerator and safes
- iPod/iPhone clock radios
- and many other amenities
The breakfast room, sitting room and large side porch, each with their own wood burning fireplace, are open to our guests for relaxing and socializing. There is elevator access to all floors. Convenient on-site parking is provided. Many of our guests choose to leave their cars and enjoy walking around the city to better enjoy the architecture and gardens. Transportation can be arranged to and from the train and bus stations and from Albany International Airport. Our customary rates* are as follows (off season/track season):

Hathorn Spring RoomThe Hathorn Room is on the second floor. It has a dramatic Chippendale style king size bed and an iron daybed that can accomodate an extra person. The bathroom has a walk-in shower. There is also a private porch that looks to the South and West. |

Congress Spring RoomThe Congress Room is on the ground floor. It has a bow window with a garden view and a queen size antique-style iron bed. The bathroom with walk-in shower and marble topped sinks is fully accessible, meeting ADA codes. |

High Rock Spring RoomThe High Rock Room is on the second floor. It has a plantation style four poster queen size bed. The bathroom has a walk-in shower. There is private porch that looks to the North and West. |

Polaris Spring RoomThe Polaris Room is on the second floor and has a Victorian style paneled queen size bed. The bathroom has a walk-in shower and a soaking tub with air jets. There is also a lovely private balcony overlooking George Street. |

State Seal Spring RoomThe State Seal Room, our largest, is on the second floor and has a king size sleigh bed and a queen size pull out sofa. The bathroom has a walk-in shower and a large soaking tub with air jets. There is a private porch which looks to the South. |

*Rates may be higher on "special" weekends or lower during midweek. Our rates are subject to 7% NYS sales tax and 6% county room tax. We also add a 5% gratuity for the housekeeping and waitstaff.
Our Policies:
1. Our check-in time is between 3pm and 8pm. If you would like to arrive earlier or later please let us know and we will do our best to accommodate you.
2. Check-out is at 11am. We will be happy to accommodate later check-outs when possible.
3. Our room rates are based on double occupancy. There will be an extra charge of $25 per person for additional guests.
4. We are unable to accommodate pets.
5. We welcome well-behaved children over 10 years of age.
6. We are a non-smoking facility.
